Paperwork
Forms and documents
Everything you might be asked to read, fill in or sign, as PDFs you can open on a phone. Read the lease before signing day; it answers most questions before they come up.
For tenants
Applying
- Rental qualifications What we check before approving an application: age, credit, income, employment, rental history, background and pets. Read this first.
- What your FICO score means to us How the score affects the deposit, when the broker reviews an application, and the point below which we cannot approve.
- Rental application (paper) The five-page paper application, for anyone who cannot apply online. Every page must be initialed and page five signed.
- Holding deposit agreement Takes a home off the market while your application is processed. Refunded within five business days if the application is declined.
Moving in
- Tenant checklist Everything that must be done before your lease signing: utilities in your name, renters insurance, a copy of your license. Signing is rescheduled if anything is missing.
- Residential lease agreement The lease you will sign, so you can read it before the day. The last page carries the additional terms most questions are about. This copy is watermarked; the one you sign comes from the office.
- Property condition report Records the condition of the home when you move in. It is the document your deposit is measured against when you move out, so fill it in carefully.
- Community directory Useful numbers and services around the valley.
Pets
- Pet policy Which pets are allowed, the weight limit, the breeds that are not, and what a pet deposit covers.
- Application for pet approval Fill this in for each pet before it moves in. Approval is per animal, not per home.
- Pet lease addendum The addendum added to the lease once a pet is approved.
- Service animal addendum For assistance and service animals, which are not pets and are always accepted with the proper documentation. Watermarked copy; the one you sign comes from the office.
