What it is like to own a rental here

Owners here are often people who moved up within Henderson and kept the first house, and the tenants are often families who want the schools and the quieter streets. That makes for long tenancies, which is the cheapest thing that can happen to a rental.

The details are different from Las Vegas proper. Water and sewer come from the City of Henderson, not the water district, and the tenant sets them up with the city directly. We walk every new tenant through that before the lease is signed, because a home without water in the tenant’s name does not get signed for.

We manage houses, condos and townhomes across Henderson, from the older streets of Green Valley to the newer master plans at the south end. Our office is in the northwest of the valley, and it does not matter: showings, inspections and repairs are handled where the house is.
