What we do for you
Nine jobs that come with owning a rental. You should not have to do any of them.
Advertising
Your house goes where renters are actually looking: the MLS, the major rental sites, and the Nellis AFB housing listings that matter in this valley. Getting seen is what keeps a home from sitting empty.
Leasing and showings
Our leasing agents start advertising as soon as the home is ready, handle the inquiries, and show the property. You are not fielding calls or meeting strangers at the door.
Tenant screening
We are linked to the major credit bureaus and run thorough background checks. We want a good tenant as much as you do, because a bad one costs both of us far more than a vacant month.
Lease and move-in
The lease is signed, the deposit is collected and held properly, and the condition of the home is recorded before anyone moves in, which is what makes the move-out fair to everybody.
Rent collection
Rent is due on the first of the month. There is a four-day grace period, after which a seven-day notice is served if nothing has been paid. No awkward conversations for you.
Owner distributions
Your money reaches you by ACH, on time, with a statement showing exactly where every dollar went. No check in the mail, no wondering.
Maintenance
Repairs go to honest, dependable technicians who are licensed and insured. There is no upcharge on repairs. You get a copy of every vendor invoice paid. You are contacted if the repair exceeds your owner reserve BEFORE work is done.
Tenant retention
A tenant who renews is worth more to you than a new one. Keeping good tenants happy is the least expensive thing you can do to improve your return on investment.
Move-out and turnover
Your quick response to our staff’s request for funds (if any) to complete the unit turnover minimizes the vacancy and lost rent.
