Mountain’s Edge, Rhodes Ranch, Southern Highlands and the neighborhoods between them were built in big master plans, with HOAs, parks and trails, and thousands of houses that are now ten to twenty years old. A lot of those houses belong to owners who bought them new, moved up, and are now asking what the first one would rent for.
It rents well. The southwest is close to the airport, the Strip and the beltway, and tenants who work anywhere south or west of the valley want to live here. Houses are mostly three and four bedrooms with two-car garages, which is the layout families search for.
The things to get right are the HOA, the landscaping in a climate that punishes neglect, and pricing that reflects what comparable homes actually rented for in the same master plan, not what the neighbor listed at. That is the work, and it is what we do.
