Get ready to sign

Utilities in your name, renters insurance in hand, a copy of your license, and the deposit. The tenant checklist has all of it.

Before you pay the fee

Read the qualifications. They are not a secret.

We would rather you knew before you applied than after. These are the standards every application is measured against; the broker can adjust an individual decision, but this is the sheet.

  • 18 or older, and every adult applies
  • Credit score of 650 or better; no evictions in the past five years; no unpaid utility collections
  • Income of three times the rent, verifiable, with six months at your current employer, or four times if credit is weaker but income is strong
  • Three years of verifiable employment and rental history, with landlord names and numbers
  • Criminal background check; no sex offenders; no violent crime, domestic violence, prostitution, weapons or drug offenses
  • Self-employed or retired: signed tax returns, CPA statements or bank statements verify income

Questions

About applying

How do I apply for one of your rentals?

Online, through our application page. It takes about ten minutes. The application fee is $85 per adult and is non-refundable, and every adult who will live in the home applies. Have your landlord references and income documents ready; the application asks for them.

What credit score do I need?

Our published minimum is 650. With a score of 600 or higher most tenants pay a security deposit of one and a half months’ rent. Between 500 and 600 the application goes to the broker, who may approve it with a larger deposit or a higher rent. That offer is take-it-or-leave-it. Below 500 we cannot approve the application. The FICO sheet explains it in full.

How much income do I need?

Three times the monthly rent, verifiable, with at least six months at your current employer. If your credit is weaker but your income is strong, four times the rent. Self-employed or retired? Signed tax returns, CPA statements or bank statements work.

Do you allow pets?

Many of our homes do. Pets must be 30 pounds or under, two at most, and no breeds classed as dangerous; no ferrets, snakes, or dangerous, poisonous or illegal animals, and no aquarium over ten gallons. Each pet needs an application for pet approval before it moves in. Service animals are of course accepted with the proper documentation.

What is a holding deposit?

If you want a home taken off the market while your application is processed, a holding deposit does that. It is applied to your security deposit when you sign the lease, and refunded within five business days if the application is declined. If you are approved and then do not sign, it is kept.
